Two things change that picture. If the house stands in one of the city's historic overlay zones (Old Town and Huning Highland are two), a Certificate of Appropriateness comes before any roofing starts (Planning, 505-924-3860). And many addresses in the South Valley and parts of the North Valley sit in unincorporated Bernalillo County, outside city limits. If that's you, ask Bernalillo County's planning and development office what your job needs.

Each nearby town runs its own permit process, and none of them follows City of Albuquerque rules. Distances are rough, measured from the city.

  • Rio Rancho, NM. A separate city in Sandoval County, about 15 to 20 miles northwest. Every re-roof there needs a city building permit before work begins, plus inspections (Building Inspection Division, 505-891-5005). See roof replacement in Rio Rancho, NM.

  • Bernalillo, NM. The Town of Bernalillo, about 17 miles north on I-25, is the Sandoval County seat and is not part of Bernalillo County.   • Los Lunas, NM. About 22 to 25 miles south on I-25, the Valencia County seat. The village handles zoning (Community Development, 505-352-7658), while CID issues building permits, and state rules call for a permit and inspections on re-roofs. See roof replacement in Los Lunas, NM.
